What happened
Howard Hughes Holdings has filed plans with Clark County for a two-tower, 260-unit condominium complex in the Downtown Summerlin area, the Las Vegas Review-Journal reported. According to county records cited by the newspaper, the site sits just east of the large outdoor mall off Sahara Avenue at the 215 Beltway.
The project is called the Summit House. The Review-Journal reported that it would bring the first residential high-rises to Summerlin, a suburban master-planned community. It would also add another heavy real estate investment to the community's commercial core.
What the plans show
Size and layout
The plans call for two 21-story towers covering 1.76 million square feet, with two levels of parking below ground, according to the Review-Journal. The glass-encased towers would be joined by a skybridge on the 17th floor.
That skybridge would hold its own bar, outdoor terraces, a restaurant and event space, the plans show.
Outdoor amenities
Outside the towers, the plans include multiple pools and an event lawn. They also include an outdoor golf practice area designed for putting and chipping.
Indoor amenities
The indoor list is extensive. Plans described by the Review-Journal include a wine cave and tasting room, a pool bar, a speakeasy bar and lounge, and a sports bar and grill with a "gameday experience area."
Residents would also have golf simulators, pickleball courts with a "pickle bar" area, a bowling alley and a fitness center. The plans also list a salon, treatment rooms, a sauna, and hot and cold plunges.
Who is behind the project
A joint venture with Discovery Land Co.
Howard Hughes Holdings CEO David O'Reilly confirmed to the Review-Journal that the Summit House is a joint venture with Discovery Land Co. The two companies previously worked together to develop the Summit Club. The newspaper described that project as a wealthy 600-acre Summerlin community filled with mansions.
What the developer says about demand
O'Reilly told the newspaper that the list of interested buyers is longer than the number of units planned. He said he expects that as residents get older, they will want the "lock-and-leave" lifestyle that a high-rise condo building offers.
"This is clearly the next chapter for Summerlin," O'Reilly told the Review-Journal.
What is not known yet
Several major details have not been released. O'Reilly said he did not yet have expected pricing for the condos, the Review-Journal reported. He also did not have a cost estimate for the project or a construction timeline.
According to the newspaper, Clark County records do not show any hearings scheduled on the proposal. For other projects moving through the approval process around the valley, see our development coverage and the latest Las Vegas real estate news.
