What happened

A Pahrump ZIP code ranked as the strongest buyer's market in Nevada during the second quarter of 2026, the Las Vegas Review-Journal reported. The ranking comes from Consumer Affairs, which reviewed more than 6,000 ZIP codes across the country using data from April to June.

Pahrump's 89061 placed 67th among the top buyer's markets nationwide, according to the data. No other Nevada ZIP code ranked higher as a buyer's market.

How the Pahrump and Strip ZIP codes compare

Pahrump's 89061

Homes in this part of Pahrump spend a median of 126 days on the market, according to the Consumer Affairs report cited by the Review-Journal. The report described that as almost double the national median of 60 days. It said, "For buyers, that can mean more time to shop and greater negotiating power."

The Strip's 89109

The second-ranked buyer's market in Nevada was 89109, the Review-Journal reported. That ZIP code covers a large part of the Strip, including the Westgate and Planet Hollywood, and contains a few scattered high-market condos. The Review-Journal did not report a national rank or specific sales figures for 89109.

The national picture

Across the United States, homes typically sell for 98 percent of the asking price, which the Review-Journal described as one of the lowest levels in years. The national rate of homes selling above asking price was 23.5 percent for the period, according to Consumer Affairs.

A Sparks ZIP code at the other end

Tight supply in 89434

Ella Gomes, a media relations specialist for Consumer Affairs, told the Review-Journal that Sparks ZIP code 89434 sits at the opposite end of the spectrum. "This part of Sparks has just two months of supply," she said in an email. That means it would take two months to sell every home on the market there if no new listings appeared.

Faster sales and more homes above asking

About 32.1 percent of homes in 89434 sell above asking price, compared with the national rate of 23.5 percent, Gomes said. Homes there usually spend about 31 days on the market, around half the national median of 60 days, according to Consumer Affairs.

The data also show that 67.3 percent of homes in that Sparks ZIP code are off the market within two weeks. The national average for that measure is 37.1 percent, the Review-Journal reported.

Other Southern Nevada housing reports

The Review-Journal has also reported on broader conditions in Southern Nevada. According to the newspaper, higher mortgage rates are weighing on buyers and sellers as sales decline, inventory rises and the region's housing supply reaches five months.

The Review-Journal reported that inventory has topped 10,000 homes for the first time in more than a decade. It also reported that Southern Nevada builders are selling far fewer homes this year as buyers face affordability hurdles. What to watch next

  • The Review-Journal reported that declining demand has yet to push median prices lower in Southern Nevada, even as inventory has topped 10,000 homes.
  • The Review-Journal reported that local realtors are facing buyers who question locking in high mortgage rates and sellers who are reluctant to drop home prices.
  • The Review-Journal did not report a national rank or detailed figures for 89109, the Strip-area ZIP code that placed second in Nevada.
