What is being built

A $100 million shopping center called The Cliff is in the early stages of construction in Henderson, near the 215 freeway at Green Valley and St. Rose Parkway, KTNV reported. The project converts office space that had gone unused into what its developers call a destination lifestyle center.

Who is behind it

Steve Neiger of Cast Capital Partners is leading the project. He described the goal as a center "full of restaurants and retail and health and wellness," reflecting where retail has been heading. Devon Sansone of V.A.C. Development said the layout places shops on either side of a central parking lot so visitors feel a single point of connection rather than separate strips.

Why the location matters

A quarter million cars a day

Neiger told the station that more than 250,000 cars pass the site daily. For a retailer that is the selling point. For residents who already plan errands around the 215 and St. Rose, it is the concern.

What neighbors said

One Henderson resident, identified only as John, said he does his best to avoid traffic in that area but sees an upside in the tax revenue, which he said would help with streets and sidewalks. He said he may not be the target customer but is open to the project.

What it means for southeast valley drivers

Nothing about road configuration was announced with the project. If you commute through Green Valley Parkway and St. Rose, the practical change will come when tenants open and traffic patterns shift; we will report any signal or access changes the city approves. Henderson voters will also choose a mayor in November, and growth along the 215 is part of that conversation. See our Henderson mayor's race explainer.

What to watch next

  • Tenant announcements, which will show whether the center leans toward dining, retail or health services.
  • Any traffic study or access changes tied to the site on St. Rose Parkway.
  • A projected opening date, which was not given in the initial report.
