What happened
Austin-based Investcor Development has broken ground on a 234-unit senior housing complex in Henderson, the Las Vegas Review-Journal reported. The project, called MorningStar at Green Valley, sits on the east side of Green Valley Parkway just south of the 215 Beltway, near Whole Foods Market. Investcor principal partner W. Tylere Brennan told the Review-Journal the complex will cost $110 million.
Brennan said the developers expect to finish the project in fall 2028. Rental rates have not been released yet.
What the project will include
Housing types and unit mix
According to Brennan, the complex will offer independent living, assisted living and memory-care units. Investcor first announced a 244-unit project under the name Valara. Brennan said the team later cut the total unit count so it could include more one- and two-bedroom units in place of studios.
Amenities and parking
Brennan outlined a long list of planned amenities. They include a restaurant and bar, two gyms with one set aside for physical therapy, a rooftop deck, an outdoor putting green, a private movie theater, multipurpose rooms, a spa and salon, a whiskey lounge and a tea room.
The project is also slated to have underground parking, which the Review-Journal described as rare for any real estate project in Southern Nevada. The site is close to the restaurants, stores and other offerings at The District at Green Valley Ranch and Green Valley Ranch Resort.
Who is behind the project
The developers
Brennan and Justin Hobson, both Texas developers, sold high-rise units at the CityCenter project on the Strip some two decades ago, the Review-Journal reported. Brennan is a third-generation Southern Nevadan who was born and raised in the area.
Investcor has properties in Texas, Florida, Louisiana, Idaho and Arizona. In Nevada, the firm opened a senior living community in Sparks in 2022, but the Henderson project is its first in the Las Vegas area.
The operator
Brennan said his group brought in Denver-based MorningStar Senior Living to run the complex. As part of that agreement, the property was rebranded from Valara to its current name.
Approvals, land and permits
The city of Henderson's Community Development and Services Department approved a design review request for the project in late 2025. Property records show the developers closed their $8 million purchase of the 3-acre site this past August, the Review-Journal reported.
Henderson records show the city has issued multiple permits for the project, at 2155 Village Walk Drive, since early September. Those permits cover grading, civil improvement and electrical work. More local projects are tracked in our development coverage.
Why the developers chose Henderson
The Review-Journal noted that Southern Nevada has long been a popular place for retirees because of its near-year-round sunshine and relatively lower cost of living. Brennan expects to find plenty of prospective tenants among the many 55-and-over housing tracts in the area.
As one example, the Review-Journal pointed to Sun City Anthem in Henderson, which has more than 7,100 houses and around 13,000 residents. For more on housing and property deals around the valley, see our real estate section.
