What happened

The developers of Four Seasons Private Residences Las Vegas, a luxury condo project under construction in Henderson, announced two milestones on Monday, the Las Vegas Review-Journal reported. Buyers have signed sales contracts for 148 of the project's 171 units, which the developers said accounts for more than 85 percent of the condos and $950 million in total sales.

In the same news release, the developers said construction crews have topped out both towers. Glass installation is now underway, according to the developers.

Where the project is and what it includes

Two towers in MacDonald Highlands

The project consists of two residential high-rises, one 24 stories and the other 25 stories, according to the Review-Journal. The towers are going up in the McCullough Range within MacDonald Highlands, a wealthy enclave in Henderson.

Prices and amenities

Prices for the condos start at $5.15 million, the Review-Journal reported. Residents will have access to pools with private cabanas, pickleball courts, spa treatment rooms and a golf simulator.

The project will also include a restaurant from celebrity chef Wolfgang Puck, according to the report.

Who is building it

The development team

Three companies are developing the project: Azure Resorts & Hotels, Luxus Developments and Two Roads Development, according to the Review-Journal. The general contractor is Suffolk Construction Co., a firm that has also been in local business news for naming a new Las Vegas office leader.

Reid Boren, managing partner of Two Roads, said in Monday's release that the team is "proud of the momentum we've built," the Review-Journal reported. He added that the team is excited to see the project keep taking shape as it gets closer to delivering what he called an elevated residential experience.

Financing

According to a news release issued late last year, the developers secured $781 million in construction financing for the project, the Review-Journal reported. The newspaper did not report any updated financing figures in its latest coverage.

Why it matters for Henderson

The sales figures give a measure of buyer interest in high-priced condos on the Henderson side of the valley. With contracts signed on more than 85 percent of units while construction is still in progress, the developers are reporting that most of the project is spoken for before it is finished.

With both towers topped out, the work now includes glass installation, according to the developers. For more coverage of homes, prices and projects around the valley, see the real estate section.

What to watch next

  • Progress on glass installation, which the developers say is now underway on the towers.
  • Sales of the remaining units out of 171 that are not yet under contract.
  • Delivery of the residences, which Two Roads managing partner Reid Boren said the team is moving closer to.
