What happened
A waterfront estate at 34 Grand Corniche Drive in the guard-gated SouthShore community at Lake Las Vegas has sold for $6.4 million, the Las Vegas Review-Journal reported. The home went on the market Aug. 10 with an asking price of $6.5 million and closed Sept. 17, a little more than a month later.
The final price came in $100,000 below the asking price, according to the report. Based on data from Las Vegas Realtors cited by the Review-Journal, the home was the third highest sold property in September.
Who handled the sale
Agents on both sides
The listing agent was Christian Carrillo of Signature Real Estate Group. The buyer was represented by Lillie M. Shines of Coldwell Banker Premier, the Review-Journal reported.
Why it sold quickly
Carrillo told the Review-Journal he believed the waterfront location at Lake Las Vegas was the main reason the home moved so fast. He also said roughly four other buyers had shown interest in the property. According to the report, the buyer had been looking specifically for a home with a Tuscan villa feel.
Inside the property
Size and construction
The three-story home measures 9,781 square feet, with five bedrooms and 11 bathrooms, and sits on a little over a quarter of an acre that backs up to the lake. It was built in 2007 by Santa Barbara, California-based Thomas Heath, owner of Thomas Heath Construction, the Review-Journal reported.
The interior pairs white walls with exposed dark wood beams, coffered ceilings and frequent archways. Floor-to-ceiling windows and disappearing glass doors connect the indoor rooms to outdoor spaces. Every bedroom has its own en suite bathroom, and the primary suite includes custom closets and a jet tub.
Amenities
The home includes a private executive office, a fitness studio, a home theater, a wine cellar, a wet bar and a spa with a Jacuzzi and dry sauna. The listing described the house as built for grand entertaining, and the Review-Journal reported it has "state-of-the-art" whole-home automation. Carrillo said the previous owner spent around $250,000 on a sound system that was never used to its full potential.
The waterfront setting
Outdoors, the property looks out over the lake and the Jack Nicklaus-designed SouthShore Country Club golf course. Owners get direct access to a private dock, and the sale included a boat, according to the Review-Journal.
Beyond the lake itself, the home has a wading pool, a main swimming pool, a pool bath and several terraces facing the view. For more coverage of home sales and housing in the valley, see our real estate section and neighborhood coverage.
